Preparation begins before delivery, when the contract and warranty conditions are read. Documentation continues at inspection and whenever a defect occurs, without waiting for the problem to get bigger or the deadline to expire.
Depending on the problem and the contract, the seller, the builder, the investor, the supplier or the repairer may be liable. The buyer should notify the correct person, and a technician can help describe the cause.
Verbal "we'll fix it" hardly proves when and what was stated. Good documentation proves that you gave timely notice, shows the development of the defect, and helps distinguish poor performance from improper operation or a general part problem.
What the document proves
What can you establish from it?
Each document answers a different question. A single document is rarely enough to prove title, completed construction work and the basis for payment at the same time.
What does it establish?
Each document establishes a specific fact: contractual term, equipment handed over, visible defect, date of notification, repair performed or failure. Together, they indicate the sequence of events, but do not guarantee the outcome of a possible dispute.
What does it not establish?
A warranty card does not prove that the construction defect is recognized; the record does not prove guilt if it is one-sided and unclear. Expiration of one contractual term does not automatically resolve all possible rights and responsibilities.
What to look for in the document
Which details should you compare?
Check who is responsible for which items, from which start date, term and exceptions; how to notify; addresses and contacts; response time; access for repair; acceptance of repairs and impact on common areas and insurance.
What comes before and after?
Before the defect, there are the specification, the technical inspection and the handover protocol. After the notification, the answers, visits, photos and acceptance of the repair are kept; in case of inaction, proceed to professional evaluation and legal action.
Where the document comes from
Finding and checking it
Mesto does not accept complaints and does not monitor warranty periods for a specific property. It cannot ascertain from public data whether a defect has been claimed, acknowledged or corrected.
Collect the documents from the seller, the investor, the manager and the suppliers at the handover. Send notifications via the provable channel of the contract and keep copies, photos, incoming numbers and visit protocols.
When do you need a professional review?
An engineer or construction specialist determines the nature and probable cause of the defect. A lawyer is needed for a significant damage, refusal, warranty period dispute, common part or action that may affect the evidence.
